Rental Terms and Obligations

The Tenant Agrees that:

Boateng Homes Ltd has the right to inspect the premises without prior notice at any time, to enforce the terms of this agreement. Should the Tenant violate any of the terms of this agreement, the rental period shall be terminated immediately at the sole discretion of Boateng Homes Ltd.
The Tenant agrees to vacate the premises at the expiration time and date of this agreement. The Tenant agrees to forfeit and waive al rights to security deposit fee, if they fail to vacate the premises upon termination of the rental period and are responsible for any additional costs or damages occurred by the said breach unless written approval to extend their rental term is agreed upon by Boateng Homes Ltd.
The telephone provided at the said property will be for incoming calls only. All outgoing calls made by the Tenant will be charged at applicable rates and charges and is the responsibility of the Tenant.
The Tenant shall maintain the premises in a good, clean, and habitual condition and use the premises in a careful and lawful manner. The Tenant shall leave the premises in a ready to rent condition, minus basic housekeeping at the expiration of the rental agreement. The Tenant shall pay for maintenance and repairs should the premises be left in a lesser condition minus normal wear and tear. The Tenant agrees that Boateng Homes Ltd shall deduct costs of said damages and or services required from the security deposit prior to refund to The Tenant.
The Tenant shall dispose of all waste material generated during the rental period in a lawful manner and put the trash in the assigned bins or trash cans provided by Boateng Homes Ltd. Excessive trash that Boateng Homes Ltd is required to pay extra to dispose of will be considered damages and withheld from deposit.
There shall be no smoking inside the premises. Smoking is permitted outside the unit or home as long as it is not in direct conflict with any owner association rules and regulations, and if so, shall not be permitted.
No animals or pets of any kind will be brought onto the premises or property unless approved in advance and a pet addendum is signed and pet fees collected in advance. Said violation is grounds for immediate termination and forfeiture of rents paid along with any additional damages and or cleaning necessary to unit or house at the sole determination of Boateng Homes Ltd.
Tenants shall not sublet the property or allow more than the total number of occupants noted on the rental agreement herein to sleep or reside in the premises during the rental term. Tenants expressly acknowledge and agree that this agreement is for transient occupancy of the property, and that Tenants do not intend to make the property a residence or household. There shall be no refunds of rents due to shortened stays or ruined expectations because of weather conditions.
Tenants shall behave in a respectable manner and shall not disturb other owners or renters in surrounding properties. Creating excessive disturbances at the sole discretion of Boateng Homes Ltd shall be grounds for immediate termination of this agreement and Tenants shall then immediately vacate the premises and forfeit all rents paid. Tenants shall use the property for legal purposes only and other use, such as but not limited to, illegal drug use, abuse of any person, harboring fugitives, etc. shall cause termination of this agreement with no refund of rents or deposits.
Landlord shall provide towels, linens, cups, knives, forks, spoons, dishes, and other items as commonly used in a short-term rental unit including some personal necessities. No reimbursement will be made for unused consumables left at the premises. Landlord will provide basic utilities with the understanding that occasionally outages will occur beyond the control of Boateng Homes Ltd. In no cases will refunds or compensation be given unless said outage affects the entire length of the Tenants stay.
Tenants agree not to access any locked owner only areas for any reason and will be considered grounds for immediate termination of agreement and loss of all paid rents and any other damages that may have been incurred by Landlord at the sole discretion of Boateng Homes Ltd.
Tenants are advised that the property may contain a gas stove and cook top, gas heating, gas grill, and other gas powered items and will seek help from Boateng Homes Ltd if the proper operation of such items is not fully understood.
Each unit or house is equipped with fire alarm (s), smoke detector(s) and fire extinguisher(s) and Tenants agrees to notify Boateng Homes Ltd immediately of any problems with their functionality or use. Tenants agree to use the fire extinguisher only for true emergencies and to inform Boateng Homes Ltd if the fire extinguisher(s) become less than fully charged. Failure to do so will be a sole burden and cost to the Tenants. Tennant is advised that their unit or home may or may not have carbon monoxide detector(s) on the premises and accepts the risk involved in not having one.
Boateng Homes Ltd shall determine the level of cable TV and or internet access in each unit or home if any and no refund of rents shall be given for outages, content, lack of content or personal preferences with regard to said services if offered.
Tenants shall see to their own security while in the property by locking doors, windows, garage doors, etc. Valuable items (as reasonably determined by Boateng Homes Ltd ) left behind by the Tenants will be held for no longer than two months and a reasonable effort will be made to contact the Tenants for return. If the item(s) are not claimed within the time frames noted than they will become the property of the Landlord and or disposed of.
Tenant agrees to inform Boateng Homes Ltd of any damages or any broken household utilities as soon as they notice it, so it may be repaired as soon as possible. Ignoring these issues may further worsen the situation and the Tenant may be held liable for the damages.

2. Property Use

The Tenant agrees to observe the following rules and regulations as regards the use of the property:

To not alter or add anything to the outside or structure of the property, or the furniture, fixtures and household belongings. You must not bring into the property any furniture, fixtures or household belongings, which do not meet the Furniture and Furnishings (Fire) (Safety) Regulations. You can get information about these regulations from your local Trading Standards office.
To not bring bicycles, motorcycles, and prams into the property without our permission, in writing (which we will not unreasonably withhold).
To not bring any furniture into the property without our permission, in writing (which we will not unreasonably withhold).
To not tamper with any fire precautions.
To not hang pictures or posters on the walls without our permission, in writing (which we will not unreasonably withhold).
To not use Blu-Tack or any similar type of adhesive on the walls.
To not Display any permanent notice on the property or use the property as anything other than a private home.
To not block, or allow guests to block, any of the shared areas, if this applies.
Not to perform dry washing inside the property, except in a ventilated room suitable for such purposes.
To not Use any paraffin or portable gas heater.
3.Payments and Cancellation

Boateng Homes Ltd requires the Tenant to pay full payments in advance. Should the Tenant cancel the booking, a refund will be subject to Boateng Homes Ltd being able to re-let the property within the reserved period. All Tenants are advised to take travel insurances to cover this eventuality.

The rent is charged per day and not by night. You must vacate the apartment by 10am on your check out date as shown on your payment invoice.

Boateng Homes Ltd will process all transactions in Pounds Sterling. If you elect to pay in GBP, your bank will be responsible for any currency conversion. If you elect to pay in your own currency, the currency conversion will be completed by a UK bank using the exchange rate ruling at the time of the transaction.

All refunds will be processed in Pounds Sterling. If your account is not a Pound Sterling account, your bank will convert the amount into your own currency using their exchange rate ruling at the time of the transaction. Boateng Homes Ltd will not be held responsible for any exchange losses resulting from actions taken by third parties.

It is your responsibility to ensure that all transfer fees are paid prior to payment reaching Boateng Homes LTD. This also applies to BACS, PAYPAL and any other form of payment not mentioned here.

4. Credit Card Fees

All payments by Debit or Credit card will incur an additional fee of 4% plus £0.90 in addition to the Total amount due.

5. Refundable Deposits

Refundable Deposit must be paid by Credit Card. There will be no surcharge on this transaction and this will be taken two weeks prior to arrival.

This is a refundable damage deposit subject to the property being handed back to Boateng Homes Ltd in the agreed condition. We will deduct the cost of telephone calls, any agreed damage caused and the cost of laundering excess linen. The cost of a pre-booked taxi can also be taken from this deposit.

All payments will be subject to the exchange rate at the time.

6. Booking Amendments

Should you need to make amendments to your booking, please contact us immediately.

All changes are subject to confirmation from Boateng Homes Ltd and may be subject to an additional administration fee. Any date changes requested must have the availability confirmed by Boateng Homes Ltd. Payment for any change must be made within 24 hours of the confirmation of availability in order to have their booking amended.

7. Exit Cleaning Fees

The tenants are responsible for their own housekeeping whilst in occupation as properties are not serviced. The exit-cleaning fee (if any) for each property is based on a stay of up to 7 nights. For longer stays it may be higher. This is a separate charge due prior to the arrival and covers the cost of laundering one set of linen and towels per bedroom and a general clean at the end of the tenancy.

8. Maid Service

Should you require maid service, we can arrange this. The cost is £80 per day including travelling expenses.

9. Telephone and Internet

The cost of telephone calls will be deducted from your Refundable Deposit. Where Internet is available it is usually free except where stated. Usage is unlimited and is provided for general browsing purposes. Excessive use of this service by way of downloading movies, music etc. is not permitted. Boateng Homes Ltd reserves the right to recover the cost of excess usage by deducting the cost from your refundable deposit.

10. Arrival in London

Should you arrive in London by Airplane or Train, we strongly advise that you book with us a pick-up service. They will meet you at the airport and take you straight to the property in comfort. We can arrange for you to be met during office hours by one of our representatives, should you prefer.

You will need to contact our office to arrange and confirm this service. It is mandatory that a driver meets you if your arrival is outside office hours (9.30 am – 5pm Monday to Friday). We cannot guarantee an early let-in, but we will do our utmost to fit in with your arrangements where possible.

11. Departure

You must leave the property on your departure date by 10.00am. We ask you to contact us regarding your departure time at least three working days before you leave.

Should you require a taxi to collect you, we can arrange this for you. Should you require a late departure, please advise us prior to your arrival and we will see what arrangements can be made. Late departures will be subject to an additional half/day charge.

12. Return of Refundable Deposit

All Deposited Refunds will be returned within 3 weeks after your departure. We check the property after you leave and we do request that tenants are honest about any breakage they may have caused. If we receive a bill for telephone usage or damages after returning your deposit, we will contact you regarding this outstanding charge. Your account must be settled by credit card payment.

13. Security Deposit

The security deposit covers unintentional damages to the property unit that may occur during your stay, provided that they are disclosed to Boateng Homes Ltd prior to check out.

Boateng homes Ltd will not be liable nor deemed responsible under this Agreement for all damages caused by and not limited to: Acts of God, Intentional Acts by Tenant, Gross negligence or willful and wanton conduct by tenant, Damage or losses not notified to Boateng Homes and Damage caused by any pet or other animal brought onto the premises by the Tenant.

For the case of such occurrences, Boateng Homes Ltd reserves the right at its discretion to charge an additional security deposit to cover repair costs on all damages caused.

14. Discount Packages and Extensions

If you have made an initial reservation on any of the property at a discounted rate, Boateng Homes Ltd may not be able to offer the same discounted rate should you decide to extend your stay. All charges will revert to normal.

15. Electronic Chargers

Boateng Homes Ltd requires and recommends that you only purchase good quality, branded electronic chargers for your electrical devices. Examples of a branded electronic devices are; Apple, Nokia. Blackberry, Sony etc.

Please do not bring to the United Kingdom or purchase within the United Kingdom cheap imitation electronic chargers to charge your Mobile Phone, Laptop or any other Electronic Device.

N.B: UNDER NO CIRCUMSTANCES SHOULD YOU LEAVE YOUR ELECTRONIC DEVICES ON CHARGE WHEN YOU LEAVE THE PROPERTY OR YOU WILL BE HELD LIABLE IN THE EVENT OF DAMAGE TO THE PROPERTY DUE TO NEGLIGENCE.

16. Right of Cancellation

Boateng Homes Ltd reserves the right in the case of any occurrences that are not the fault of the Tenant, to cancel this reservation and provide a refund to the Tenant or to substitute the tenant with a property of similar standard and sleeping capacity subject to availability.

17. Force Majeure

Boateng Homes Ltd reserves the right in the case of force majeure resulting in the property being rendered unsuitable for occupation, to substitute a property of similar standard and sleeping capacity. Neither Boateng Homes Ltd nor the owner of the property is liable for any accident, loss or damage sustained during the occupation period.

18. Indemnity

The Tenant hereby agrees to indemnify and hold harmless Boateng Homes Ltd against all claims of personal injury whether to self, to invited friends or relatives; or property damage or loss arising from use of the premises regardless of the nature of the accident, injury or loss.

The Tenant expressly recognizes that any insurance for the property does not cover the personal property of the Tenant and the Tenant should purchase their own insurance for Tenants and guests, if such coverage is desired.

19. Governing Law

This Agreement and all transactions contemplated by this Agreement shall be governed by, and construed and enforced in accordance with the laws of the United Kingdom. Any civil action or legal proceeding arising out of or relating to this Agreement shall be brought in the courts of the United Kingdom.

20. Entire Agreement

This Agreement represents the entire understanding and agreement between the Tenant, Boateng Homes Ltd and the owner of the rental property with respect to the subject matter of this Agreement, and supersedes all other negotiations, understandings and representations (if any) made by and between such parties.
